The local permission required to restore your new property in Italy depends on the type of work you wish to carry out. For minor work such as new doors, windows or a central heating system, an authorized Geometra has to submit the plans to the local council at least 20 days prior to the commencement of the work. This type of project is called D.I.A.

For structural changes to the property such as restoring the roof, walls or foundations, the plans have to be submitted to the council and approved by a specific department, the Commissione Ediliza. Approval will take slightly longer in this case, around two months, and taxes of around 5% of the restoration costs have to be paid.

The role of the Geometra. Italian property renovation.

When buying an Italian property to renovate you should always get a quote from a geometra. A geometra is the site manager who, s job is divided into three areas, an architect, a surveyor and a works manager, basically a Geometra is three professionals rolled into one.

Once you have chosen a Geometra you can then prepare a renovation plan for your property. The Geometra will contact local firms to provide estimates for the work.

Once the renovation project contractors have been chosen the Geometra will draw up a contract which will contain details of the cost, time period of the work and payment schedule. The contract should also include a penalty clause, if the work extends beyond the agreed dates.

Geometras will only contact tradesmen who have the experience in this type of renovation work and whose ability and reliability are proven. The Geometras, with there knowledge of the cost of restoration projects, will be able to verify the estimates for the work provided by the building contractors.

As always during renovation projects, unforeseen costs arise where additional work may be required. In this case a fixed rate per hour or fixed cost is agreed before the extra work is carried out.

Time

Assuming the building structure is in good order a complete renovation should take between 6 months to a year.

Cost

Initial estimates always have a tendency to be on the low side so you should add 15 - 20% on top to get a more realistic figure. Large renovation projects are completed and paid for in stages. For example, if you have invested in an old farmhouse, it is often the case that the upper floor was the living area and the ground floor the working area of the farm, meaning, the ground floor will cost more to renovate. You should also be aware that building estimates are almost always for building work only and, will not include plumbing and electrician’s costs.
